Getting your full bond back comes down to one thing: handing the property back in the same condition you received it. Property managers inspect against a detailed checklist, so the smartest approach is to clean against one too. Here’s the room-by-room guide our teams use on every end of lease clean.

Before you start

  • Remove all furniture and personal belongings first — you can’t clean around them.
  • Check your original condition report and lease for any specific requirements (many leases require professional carpet cleaning).
  • Work top to bottom, back to front, so you’re not re-cleaning finished areas.

Kitchen

  • Oven, griller and range hood degreased inside and out
  • Stovetop, splashback and benchtops wiped down
  • Inside and outside of all cupboards and drawers
  • Sink and taps descaled and polished
  • Dishwasher and microwave cleaned
  • Floors swept and mopped

Bathrooms & laundry

  • Shower, tiles and grout scrubbed; soap scum and mould removed
  • Toilet cleaned and sanitised inside and out
  • Vanity, mirror and sink polished
  • Exhaust fans and vents dusted
  • Washing machine taps and dryer lint filter cleaned

Bedrooms & living areas

  • Walls spot-cleaned for marks and scuffs
  • Skirting boards, sills and door frames wiped
  • Wardrobes cleaned inside and out
  • Light fittings and switches dusted
  • Carpets vacuumed (and steam cleaned if required)
  • Windows, tracks and flyscreens cleaned

The spots people forget

Inspectors love checking these often-missed areas: the top of the range hood, inside the oven door glass, under the toilet rim, window tracks, and the inside of cupboards. A single greasy oven or dusty track can hold up your bond.
