What a regular clean covers
A regular or maintenance clean keeps a lived-in home fresh: surfaces wiped, floors vacuumed and mopped, bathrooms and kitchen cleaned, and general tidying. It’s about upkeep, not a top-to-bottom reset.
What a bond clean covers
A bond (end of lease) clean is a thorough, detailed clean designed to return the property to its original condition for the final inspection. On top of everything in a regular clean, it includes:
- Oven, griller and range hood degreased inside and out
- Inside all cupboards, drawers and wardrobes
- Walls spot-cleaned, skirting boards and door frames wiped
- Windows, tracks and flyscreens cleaned
- Carpet steam cleaning (often required by the lease)
The key differences
- Depth: a bond clean is far more detailed and time-consuming.
- Checklist: bond cleans follow the property manager’s inspection checklist.
- Guarantee: a proper bond clean comes with a bond-back guarantee — a regular clean does not.
- Cost: because of the extra work, a bond clean costs more than a standard clean.
